SPM Project Marketing Pty Ltd (SPM) was established in 2003 to provide expert project management and marketing services to residential and commercial land developers. Its aim is to provide value for money to its client base with a view to expanding the business rather than fee income from each project. The company is controlled by Directors Mr Warren Spencer, Mr Victor Marcelino and Mr Anthony Mylonas and is based in Perth Western Australia.

SPM Living Pty Ltd is a subsidiary project management and marketing company based in Melbourne Victoria, controlled by Directors Mr Warren Spencer, Mr Victor Marcelino, Mr Anthony Mylonas and Mr Marco Liali.

The SPM group employs a team of dedicated staff including project managers, licensed valuers, real estate salespeople, town planning professionals and support staff.

SPM holds an Australian Financial Services License allowing it to deal in securities and to provide general product advice on projects it manages. It is a licensed real estate agent in Western Australia and is a member of the Real Estate Institute (REIWA) the Urban Development Institute of Australia (UDIA).

On behalf of its clients SPM has sourced, negotiated and assisted with the purchase of developable land worth more than $100 million. The company currently manages projects that will yield a total of more than 2500 lots with a subdivided value more than $400 million in today’s dollars and has developed and sold residential lots worth more than $30 million.

Welcome to another bumper edition of the SPM Reporter.

It has been an exciting period since the last Reporter with SPM opening an office in Victoria and purchasing a 300+ lot subdivision in Victoria known as Henty Park in which we have sold over 80 lots between Easter 07 and October 07.

Our Baldivis project on Smirk Road has commenced with earthworks under way on 3 owners land. Sales should commence this coming summer under the name “Avalon at Baldivis”.

We have two new projects under construction in the City of Cockburn in Beeliar. One is 90% sold out. Our Henley Brook and Southern River projects are progressing with approvals expected to issue in the coming few months to allow development to commence in 2008.

Aubin Gardens has gone from strength to strength with stage 7 now substantially sold out. Prices in stage 7 are higher than in stage 6 reflecting the high standard of development in the estate. A number of large 2 storey houses are under construction and the feeling is that Aubin Gardens will be considered “The” premium estate in the area.

We are proud to announce that we have employed Peter Kruetzer, to the team as a project manager and acquisitions expert. Peter has 15 years land valuation experience and a degree in Property and Finance.

We have found the time to open a new office in Marine Terrace, Fremantle to accommodate our new staff.

SPM now manages 17 projects for over 25 entities that will yield more than 2500 residential lots. On completion, these lots are conservatively valued at more than $400 million in today’s terms.

Finally we have obtained an Australian Financial Services Licence so that we can sell shares in the companies that we act as project manager. We expect that this may be of use to shareholders who have invested in companies that we manage, and the shareholder wants to sell their shares.

Welcome to this Summer edition of the SPM Reporter
Firstly I would like to welcome Victor Marcelino to the team of Directors at SPM.

Victor joins us now full time, after vacating his position as the Senior Town Planner at the City of Cockburn, and brings with him a wealth of experience, not only with business and local knowledge, but also an intimate knowledge of the workings of local government.

Our stable of property developments is ever increasing, with recent acquisitions of land in both Baldivis Road and Smirk Road in Baldivis, which all factors indicate will provide a positive return for both investors and residents alike.

Our project management profile is undergoing some changes as we expand our ‘experience bank’ with the addition of new staff members. Director Anthony Mylonas has an extensive background in both built form and commercial projects, and hence this is an area earmarked for expansion by SPM.

Recent purchases bring the total number of projects under management by SPM to around 20, comprising some 3500 lots with an estimated completion value of approximately $750 million.
