Welcome
to another bumper edition of the SPM Reporter.
It has been an exciting period since the
last Reporter with SPM opening an office in Victoria
and purchasing a 300+ lot subdivision in Victoria known
as Henty Park in which we have sold over 80 lots between
Easter 07 and October 07.
Our Baldivis project on Smirk Road has
commenced with earthworks under way on 3 owners land.
Sales should commence this coming summer under the name
“Avalon at Baldivis”.
We have two new projects under construction
in the City of Cockburn in Beeliar. One is 90% sold
out. Our Henley Brook and Southern River projects are
progressing with approvals expected to issue in the
coming few months to allow development to commence in
2008.
Aubin Gardens has gone from strength to
strength with stage 7 now substantially sold out. Prices
in stage 7 are higher than in stage 6 reflecting the
high standard of development in the estate. A number
of large 2 storey houses are under construction and
the feeling is that Aubin Gardens will be considered
“The” premium estate in the area.
We are proud to announce that we have
employed Peter Kruetzer, to the team as a project manager
and acquisitions expert. Peter has 15 years land valuation
experience and a degree in Property and Finance.
We have found the time to open a new office
in Marine Terrace, Fremantle to accommodate our new
staff.
SPM now manages 17 projects for over 25
entities that will yield more than 2500 residential
lots. On completion, these lots are conservatively valued
at more than $400 million in today’s terms.
Finally we have obtained an Australian
Financial Services Licence so that we can sell shares
in the companies that we act as project manager. We
expect that this may be of use to shareholders who have
invested in companies that we manage, and the shareholder
wants to sell their shares. |
